Viewing insider transactions for Essential Properties Realty Trust, Inc.'s (NYSE:EPRT ) over the last year, we see that insiders were net sellers. This means that a larger number of shares were sold by insiders in relation to shares purchased.

While we would never suggest that investors should base their decisions solely on what the directors of a company have been doing, logic dictates you should pay some attention to whether insiders are buying or selling shares.

The Last 12 Months Of Insider Transactions At Essential Properties Realty Trust

The Independent Director, Stephen Sautel, made the biggest insider sale in the last 12 months. That single transaction was for US$951k worth of shares at a price of US$27.39 each. That means that an insider was selling shares at below the current price (US$27.53). When an insider sells below the current price, it suggests that they considered that lower price to be fair. That makes us wonder what they think of the (higher) recent valuation. Please do note, however, that sellers may have a variety of reasons for selling, so we don't know for sure what they think of the stock price. It is worth noting that this sale was only 13% of Stephen Sautel's holding. The only individual insider seller over the last year was Stephen Sautel.

Insider Ownership Of Essential Properties Realty Trust

I like to look at how many shares insiders own in a company, to help inform my view of how aligned they are with insiders. While this is a strong but not outstanding level of insider ownership, it's enough to indicate some alignment between management and smaller shareholders.

So What Does This Data Suggest About Essential Properties Realty Trust Insiders?

An insider hasn't bought Essential Properties Realty Trust stock in the last three months, but there was some selling. And even if we look at the last year, we didn't see any purchases.
