Senseless : actually, REITs is like that? they move up and down rather slow and require long term? and mostly is for dividends investing? if u want short term gains, u should be looking at other non REITs or US stock?

102935005 : near term would not make a difference to be honest. most contracts are locked for 2years or more. in fact as long as they drop rates by 2025 should be favourable when renewal is due
