Holkkie : not much difference of rate cut on this reit bro. 75% loan is fixed rate.. look out to FX rate.. 77% loan in sgd
Deep SeaOP Holkkie: So far, RMB has risen against SGD from 5.40 from 5.338. Not bad. Will have some impact as some of the loans are floating rate. Rate cut will certainly help to lower finance costs.
Deep SeaOP Holkkie: We need to look at the China economy as well. If economy continues to rebound and grow, it will benefit this REIT.
Deep SeaOP Holkkie: Chinese spending is also very important. This has an impact on the retail sales. This REIT owns many shopping malls which depend on Chinese spending. If unemployment rate on youth population drops, this group of people will have spending.
Holkkie Deep SeaOP: what percentage of people in China goes to mall for shopping compare to ordering online?
Cui Nyonya Kueh : simi up down game ?
Cui Nyonya Kueh : chey
Deep SeaOP : Ecommerce can never outwin and replace shopping malls. Why? You won’t have so many manpower to deliver so many items on the same day or next few days if millions of people order online the same day. It is hard to find people to deliver goods, not that easy. Besides that, humans want to have feel and touch and social interactions which ecoomerce can never fulfil. Ecommerce can only complement retails sales in shopping malls.
