Our main businesses include: (i) property management services, (ii) community value-added services, (iii) value-added services for non-owners, (iv) “three for one industry” business, (v) urban services, and (vi) commercial operation services, which form the comprehensive services we provide to our customers and cover the entire property management value chain. As of December 31, 2022, in addition to the “three supplies and one industry” business, our contract management area was about 1,601.9 million square meters, and the fee management area was about 869.1 million square meters. Furthermore, as of December 31, 2022, the fee management area for property services in the “three for one industry” business was about 88.1 million square meters and the contract management area was about 92.9 million square meters. We manage a total of 6,601 property projects, covering more than 400 cities and overseas in 31 provinces, cities, autonomous regions and the Hong Kong Special Administrative Region in China, providing quality services to approximately 8.41 million owners and merchants. Property management services - We provide owners, residents and property developers with a range of property management services, including security, cleaning, greening, gardening and maintenance services. All along, Country Garden Services has continuously optimized its management portfolio and enriched the management business format. Currently, the property management portfolio covers residential, commercial properties, office buildings, industrial parks, multi-purpose complexes, government buildings, hospitals, schools and other public facilities, such as airport terminals, highway service stations, cultural tourism attractions, etc. Community value-added services - We strive to become a “full-cycle community life service integrated operator”. Starting from the two major needs of asset preservation and the lives of owners, we provide owners with a full range of community living services around the owners' family growth cycle, real estate value cycle, and mature community development cycle, integrating community commercial resources, and striving to let owners experience the beauty of property services. Our value-added community services have gradually formed six major businesses: (i) home delivery services; (ii) home improvement services; (iii) community media services; (iv) local lifestyle services; (v) real estate brokerage services; and (vi) park space services. “Three supplies and one industry” business - We established a joint venture in 2018 and began entering the field of separation and handover reform of property management and heating in the “three supplies one industry”. Since our establishment, we have continued to promote deep integration with our partners, and have achieved phased results in business management, market expansion, quality management, intelligent construction, and community value-added services. Together, we are promoting the gradual expansion of our business scope to integrated logistics services for state-owned enterprises, such as office properties, petroleum and petrochemical companies' factories, industrial parks, oil and gas plant stations, and enterprise employee cafeterias. We will make full use of the successful experience of this benchmark project, continue to deeply cultivate the “three for one industry” field, establish new operating mechanisms, and explore new management models. Urban Services - The Group is committed to becoming China's leading integrated urban service technology integrated transportation integrator. We adhere to the new urbanization focus strategy, with “good governance, benefit, beauty, and benefit the people” as the core values, and focus on the four core tracks of municipal public services, industrial park operation, urban space operation, and specialty logistics services to help the city develop with high quality. The “Urban Symbiosis Plan” is a full-scenario digital solution for urban operation based on the Group's development and 31 years of Xincheng service experience, driven by market demand and core technology, and based on ecological partners and resource platforms. Commercial operation services - The Group provides a full chain of services such as business planning consulting, investment, operation and planning services for shopping malls, community businesses, commercial districts, professional markets, etc., which mainly include (i) commercial management for rental developers or owners' own properties; (ii) providing property market research and positioning services during the investment phase of property developers; (iii) providing market research and positioning services to property developers or owners during the preparation stage before the opening of the property; and (iv) providing market research and positioning, business planning advice, tenant solicitation and preparation for opening services to property owners during the preparation phase or operation of the property; and (iv) tenants Provides tenant solicitation, operation and management services. On June 19, 2018, Country Garden Services was listed on the Hong Kong Stock Exchange, marking our official entry into the international capital market. Since its listing, Country Garden's position in serving the international capital market has gradually strengthened - it was included in the MSCI China All Stock Index on August 31, 2018, included as a component stock in the Hang Seng Composite Large and Medium Cap Index on September 10, 2018, and promoted to Hong Kong Stock Connect. Furthermore, we were included as a constituent stock of the Hang Seng China Enterprises Index on March 15, 2021, and included as a constituent stock of the Hang Seng Index on June 7, 2021. In terms of credit ratings, the company received Fitch's long-term foreign currency issuer credit rating as investment grade BBB- on March 20, 2020, with a stable rating outlook; on April 28, 2022, it was rated Baa3 by Moody's issuer, and the rating outlook is stable.
