HappyGotLucky : I am also not too optimistic about the rate cut. We have been played by Fed since 2023. Market still price in 3 rate cuts in 2024? I think most likely 1... Biden is likely to lose the election based on statistics. The recent gunshot incident will help Trump further. So... rate cut might not be very important for the election anymore, and Fed might still want to show the world that they are "neutral"

Mr Value investor OP HappyGotLucky : Rate cuts will come sometime. Rate cuts will increase the profits of REITs as most of the REITS have lot of debts and further increase the dividend yield and then positive reinforcement will happen. These stocks will eventually go back to old all time highs, it may take 2-3 years.

WinningTrader : Impact of rate cuts not immediate. It could be a mix to reits, depending the % and when their loans need to be refinance.

Mr Value investor : I don’t care as long as I get 8.5 yields as dividends and will buy more if it goes down, if it goes down the yield will increase .
