Zhitong Financial APP learned that according to the disclosure of the Hong Kong Stock Exchange on August 31, Jinmao property Development Co., Ltd. (JINMAO PROPERTY DEVELOPMENT CO., LIMITED, hereinafter referred to as "Jinmao property") submitted an application for listing on the main board of the Hong Kong Stock Exchange, with China International Capital Corporation and HSBC as co-sponsors.

Company profile

Jinmao property is a fast-growing provider of high-end property management and urban operation services in China, providing a full range of quality property management and value-added services for one of the fastest growing high-end residential property portfolios in China. The company manages and operates a diversified and growing portfolio of commercial properties (mainly offices and shopping malls) as well as public properties such as schools, government facilities and other public spaces. As of March 31, 2021, the total construction area of the company is about 18.1 million square meters.

Jinmao property Development Co., Ltd. carries out three business lines, namely property management services (including urban operation services), non-owner value-added services, and community value-added services. The company has been established for more than 25 years and focuses on providing property management services in China. In addition to property management services, it also provides non-owner value-added services (such as court, consultation and other value-added services), and various community value-added services for property owners and tenants.

Financial overview

In 2018, 2019, 2020 and the three months ended March 31, 2020 and 2021, the income of Jinmao property was approximately 575 million yuan, 788 million yuan, 944 million yuan, 193 million yuan and 321 million yuan (RMB, the same below); in the same period, the net profit was 17.487 million yuan, 22.624 million yuan, 77.124 million yuan,-15.973 million yuan and 14.64 million yuan, respectively.
