According to the news, the Hangzhou Municipal Leading Group Office for the Stable and Healthy Development of the Real Estate Market issued the “Notice on Optimizing and Adjusting the Real Estate Market Regulation Policy” on May 9, which mentions that housing purchase restrictions will be completely abolished, that housing purchases within the city will no longer be reviewed. Furthermore, on May 6, the Shenzhen Housing and Construction Bureau issued the “Notice on Further Optimizing Real Estate Policies” to further optimize real estate policies in terms of zoning and optimizing housing purchase restrictions, adjusting policies for enterprises and institutions to purchase commercial housing, and improving the facilitation of second-hand housing transactions.

Shen Wan Hongyuan pointed out that China's property management industry also has the three attributes of quasi-public service, consumption, and asset management, and also takes into account the interests of the three major players, including the government, residents, and owners, forming a win-win situation for the government, residents, owners, and property management. Compared to overseas, China's property management industry has three unique characteristics: huge space, fence attributes, and concentration. In the short term, due to the downward impact of real estate fundamentals exceeding expectations, the property management industry is showing a trend of overall deceleration and further intensification of property enterprise differentiation, but high-quality real estate companies are expected to benefit more from increased concentration and have more room for growth.
