Domestic housing stocks continued to weaken. As of press release, Jinhui Holdings (09993) fell 6.02% to HK$2.34; Shimao Group (00813) fell 4.76% to HK$0.3; and Ocean Group (03377) fell 4.4% to HK$0.239.

Dongwu Securities pointed out that in the 2nd week of April, new housing transactions remained flat month-on-month and maintained a large year-on-year decline. Second-hand housing transactions rebounded markedly month-on-month, and the year-on-year decline narrowed to 5%. Last week, several core cities optimized their provident fund policies. Nanjing, Zhangjiagang and other places introduced talent subsidy policies and policies to sell old and buy new ones. We look forward to the gradual opening of real estate policies in more core cities in April and May, boosting market demand and confidence.

Guoxin Securities said that after the Qingming holiday, the growth in new housing sales in 30 cities was weak, while second-hand housing sales in 18 cities quickly recovered. The bank believes that the real recovery of the property market is a prerequisite for the emergence of the real estate sector. It is expected that with seasonal recovery and continuous support from demand-side policies, the property market can initially stabilize, then high-quality housing enterprises with excellent land storage quality and stable investment intensity are expected to improve sales conditions.
