Zhitong Finance App News, LHN (01730) announced that the group has won the bid for 260 Upper Bukit Timah Road. The bid was evaluated based on a set of price and quality standards. Focusing on accessibility, sustainability, creativity and entertainment, the site will be revitalized as a comprehensive mixed-use community node for Rail Corridor users and the community in Upper Bukit Timah, featuring a variety of well-planned, community-centered, family ties and social interaction services.

The former Bukit Timah Fire Station is located near the upcoming Hume MRT station (part of the downtown waterfront line) and is planned to serve as a community node along Rail Corridor and a gateway for visitors to explore the surrounding monuments and natural attractions. The site is strategically located between lush greenery and historic landmarks, with easy access to Bukit Timah Nature Reserve, Bukit Batok Nature Park and Leisure Corridor — 24 km of Rail Corridor and 36 km of Coast-to-Coast Central Trail. Envisioned to promote inclusive communities and sustainable lifestyles, this revitalization project aims to develop an iconic community bond that seamlessly connects Rail Corridor to nature trails. Therefore, in addition to residential co-living, the project includes plenty of shared public space for community-based projects, and surrounding greening will be used for urban agriculture, health, and activities close to nature.

To create a complete experience for visitors and residents, Xianneng will carefully select tenants to provide a variety of recreational facilities. Recommended facilities and activities include a gym, pet space, bike rental facilities, community gardens, swimming lessons, workshops, etc. The property will also provide convenience stores and affordable dining options, bringing more convenience.

With his expertise in space optimization and building restoration, Xian Neng plans to carefully decorate the existing structure of the building according to current guidelines without major reconstruction projects. Xian Neng will also improve landscape beautification to increase the green area and create a pleasant environment for visitors and residents. This approach has been implemented in Xianneng's previous renovation projects, enabling the Group to efficiently use space while reducing trouble as much as possible during the upgrade process.

Xianneng is committed to reducing the carbon footprint and promoting a sustainable lifestyle, and will incorporate environmental features throughout the property. These include renewable solar systems, water-saving and energy-saving accessories, and low-carbon mobility initiatives such as bicycle facilities and fast charging points for electric vehicles. Community gardens, health and wellbeing programs, educational programs on sustainability topics, and dedicated spaces for upgrading workshops will be available to the public.

As part of the Group's co-living business expansion plan, part of the site will be repurposed to create a co-living space to be operated by its subsidiary Coliwoo. The co-living serviced apartment at 260 Upper Bukit Timah Road is expected to open in the first half of 2025 along with shared public spaces. It will provide its members with a living experience that seamlessly blends city and nature, where they can live, work, and play, all in a single, cohesive, and verdant environment.

“Winning the bid for 260 Upper Bukit Timah Road is a fantastic opportunity for us to fulfill our vision of building a sustainable, close-knit community. With our extensive experience in space optimization, building restoration and co-living space operations, we are confident that our plans for the property will not only revitalize the property itself, but also benefit the wider community,” said Lam Lung Tin, Executive Chairman, Executive Director and Group Managing Director of LHN Group.
