Wang Meifeng, managing director of Central Plains Mortgage, expects that although the significant reduction in the number of first-hand funded housing completed in Hong Kong in 2024 will affect the amount of mortgages, the mortgage guarantee period for the secondary housing market was extended to 50 years and officially implemented in March, and the maximum term limit for subsidized housing mortgages was extended to 30 years, which could facilitate the trading and circulation of homes in the Hong Kong second-hand market.

According to data from the Central Plains Mortgage Research Department, the market share of the top ten banks in subsidized housing mortgage registrations in February 2024 was 93.5%, an increase of 0.2% over the previous month. The top five ranked banks were the same as in January. Bank of China Hong Kong recorded 161 subsidized housing mortgage registrations in February. Although the market share decreased by 7.4 percentage points to 43.4% month on month, it remained the champion in subsidized housing loans for 7 consecutive months; Hang Seng Bank recorded 96 subsidized housing mortgage registrations during the period, increasing 1.2 percentage points to 25.9% month-on-month, ranking second; HSBC registered 66 subsidized housing mortgages during the same period.
