KUALA LUMPUR (Jan 2): Mah Sing Group Bhd topped out its fully sold high-rise residential development named M Luna in Kepong on Dec 19. A press statement on Tuesday said M Luna is not only the tallest residential development in Kepong, Kuala Lumpur but is also the developer’s tallest development to date.  

The development features two 57-storey towers that are spread across a 5.47-acre parcel. Both towers have a total of 1,672 units that come in two- to four-bedroom layouts and have three built-up sizes of 700, 850 and 1,000 sq ft. These units were priced from RM385,000. M Luna has a gross development value (GDV) of approximately RM705 million and is scheduled to be completed in 4Q2024.

In the statement, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said, “We are proud to celebrate the key milestone of M Luna. The 100% take-up of M Luna is a testament to our commitment to consistently meeting market expectations in terms of both product quality and pricing. 

“M Luna garnered favourable feedback, providing additional evidence that our projects are meticulously planned with a focus on prime locations in well-established neighbourhoods. Our affordable M Series have been receiving good take-up rates due to the attractive price points, practical layouts, facilities and good locations.” Leong added. 

Meanwhile, the statement also said M Luna achieved a 94.02% score in the Safety and Health Assessment in Construction (SHASSIC) score by the Construction Assessment Centre (CASC). This is the highest SHASSIC score among Mah Sing’s M Series developments. The construction of M Luna has also achieved three million man-hours without lost time injury

Following the success of M Luna, Mah Sing launched M Nova also in Kepong last August. With a GDV of approximately RM790 million, M Nova comprises three blocks of serviced residences that will be spread across an 8.09-acre parcel. Towers A and B will have 26 storeys each and will come with three layouts; 700 sq ft (two bedrooms), 850 sq ft (three bedrooms) and 1,000 sq ft (four bedrooms). These units are priced from RM328,000. To date, Tower A has been 90% taken up and Tower B is open for sale. 

M Nova also comes with 11 units of retail lots and one drive-through retail unit that are up for sale. The selling prices are forthcoming. 

The development is located next to the Kepong Metropolitan Park and close to the Forest Research Institute Malaysia (FRIM). The project is near six schools including SMK Kepong, St Mary’s School Kuala Lumpur, SK Intan Baiduri, SK La Salle (2) Jinjang (M), SMK Jinjang, SJKC Jinjang Utara and tertiary institutions such as UiTM Medical Faculty Selayang Campus. Residents can also enjoy retail convenience at the surrounding shopping malls and marketplaces such as Pasar Borong Selayang, Selayang Mall, Lotus’s Selayang, Brem Mall, Aeon Big Kepong, and Aeon Mall Metro Prima, as well as having access to hospitals namely Taipei TCM Medical Centre and Hospital Selayang.

“Due to the spillover demand from M Luna, we launched M Nova last August. This is our third development in Kepong following Lakeville Residence and M Luna. In 2024, we are confident of launching many more projects and will continue to look for suitable lands that can replicate the success of our M Series residential developments,” said Leong.
