    $Getty Realty(GTY.US)$是做單租戶零售地產的，租戶主要是汽車服務店、便利店，5年來營收持續增長，平均增速爲6.7%，營業利潤除2021年萎縮1.5%以外增長了4年，前4年平均增速2.8%，2022年受成本和費用雙重下滑影響暴增40.8%，淨利潤在2022年則增長了43.2%。
    2023上半年營收增長9%，營業利潤受費用恢復影響大幅萎縮22.3%，淨利潤萎縮44.2%，這說明2022年的暴增很有可能是一次性的。
    目前市盈率15.3，市盈率TTM20.5，如果全年淨利潤萎縮40%，市盈率將提高到25.5，市淨率1.7，股息率5.9%，估值吸引力不大。
