The Malaysian property market should maintain its surprisingly strong performance through the rest of 2025, according to remarks released today by Juwai IQI Co-Founder and Group CEO Kashif Ansari.

根據Juwai IQI的聯合創始人和首席執行官Kashif Ansari今天發佈的言論,馬來西亞房地產市場應在2025年剩餘時間內保持其令人驚訝的強勁表現。

"The real estate market demonstrated resilience and growth across all key segments in 2024, with the number and value of transactions hitting their highest levels in a decade.

「房地產業市場在2024年展現出韌性與增長,所有關鍵板塊的成交量和交易價值均達到十年來的最高水平。」

"The strong real estate market also boosted the share prices of many property industry companies," Ansari said.

「強勁的房地產業市場也推動了許多房地產行業公司的股價,」安薩里說道。

For 2025, Ansari revealed that artificial intelligence and digital infrastructure investments are expected to be among the major drivers for the industrial real estate growth.

安薩里透露,預計到2025年,人工智能和數字基礎設施投資將成爲推動工業房地產增長的主要動力之一。

"Over RM57 billion has already been committed for data centres, with a total investment pipeline of RM149 billion, representing continued investor confidence.

「超過570億馬幣已被投入數據中心,總投資管道達1490億馬幣,代表着持續的投資者信心。」

"Second, foreign direct investment (FDI) and Malaysia's strategic participation in BRICS and CPTPP will contribute to sustaining the commercial real estate market," Ansari explained.

「第二,外商直接投資(FDI)以及馬來西亞在金磚國家和CPTPP中的戰略參與將有助於維持商業房地產市場,」安薩里解釋道。

For the residential sector, Ansari said it was projected to increase by 3% in 2025, along with an increase in new home supply and continued improvement in transaction volume.

關於住宅板塊,安薩里表示,預計到2025年將增長3%,同時新房供應也將增加,成交量持續改善。

"The southern region, particularly areas with strong cross-border ties to Singapore, will see heightened demand as companies and consumers begin to take advantage of the new transport links and the incentives of the Johor-Singapore Special Economic Zone (SEZ).

「南部地區,尤其是與新加坡有着強大跨境聯繫的地區,將看到需求上升,因爲公司和消費者開始利用新交通連接和東姑-新加坡特別經濟區(SEZ)的激勵政策。」

"The SEZ will tightly bind Malaysia to its largest investor, which will boost economic activity more than similar pacts with other countries could," he added.

他補充說:「特別經濟區將使馬來西亞緊密綁定於其最大投資者,這將推動經濟活動超出與其他國家的類似協議能帶來的效果。」

Ansari shared that Singapore sends more FDI to Malaysia than any other country.

安薩里表示,新加坡對馬來西亞的外商直接投資(FDI)超過其他任何國家。

"While the 2024 statistics are not yet available, Singapore topped the charts in 2023 with its RM22.6 billion of FDI. That was 28% more than second-ranked Hong Kong (RM17.5 billion) and Japan (RM5.5 billion)," he said.

他說:「雖然2024年的統計數據尚未公佈,但在2023年,新加坡以226億令吉的外商直接投資居於榜首。這比排名第二的香港(175億令吉)和日本(55億令吉)多出28%。」

Meanwhile, for the commercial real estate market, Ansari said major tenants are shifting towards newer and more environmentally sustainable office buildings.

"Based on our findings, 78% of the top 100 occupiers in Kuala Lumpur have committed to climate targets.

"The result indicates that new developments like Merdeka 118, which is Malaysia's first triple-platinum LEED-certified building, will find it relatively easy to find tenants despite having higher rental costs than most buildings on the market.

他說:「結果表明,像馬來西亞第一座獲得三重鉑金LEED認證的建築——馬爾代克118的新開發項目,儘管租金高於市場上大多數建築,但仍能相對容易地找到租戶。」

"Even though there are some vacancies in the market, these high-quality projects will see their space absorbed quickly," Ansari shared.

Looking ahead, Ansari highlighted that the Malaysian real estate sector in 2025 will continue to have another strong year with industrial and commercial segments leading the way, supported by high-tech investments and expanding trade partnerships.

展望未來,安薩里強調,馬來西亞的房地產業在2025年將繼續迎來又一個強勁年份,製造行業和商業板塊將引領潮流,受到高科技投資和不斷擴大交易夥伴關係的支持。

"The residential market will remain stable. There, increased supply and affordability initiatives will help address challenges that slowed the market in past years," he said.
