    $Getty Realty(GTY.US)$是做单租户零售地产的，租户主要是汽车服务店、便利店，5年来营收持续增长，平均增速为6.7%，营业利润除2021年萎缩1.5%以外增长了4年，前4年平均增速2.8%，2022年受成本和费用双重下滑影响暴增40.8%，净利润在2022年则增长了43.2%。
    2023上半年营收增长9%，营业利润受费用恢复影响大幅萎缩22.3%，净利润萎缩44.2%，这说明2022年的暴增很有可能是一次性的。
    目前市盈率15.3，市盈率TTM20.5，如果全年净利润萎缩40%，市盈率将提高到25.5，市净率1.7，股息率5.9%，估值吸引力不大。
