• 10baggerbamm Haha119 : it's hardly fake why don't you go type in open door and look at reviews or do you not even spend any time looking to see people's comments that have gone through the process or some portion of it before they bailed and realized it's a bunch of crap.

• 10baggerbamm Haha119 : it's not a matter of finding a link all you have to do is  a search.. and you can type in customer experience selling a house through Open door customer experience buying a house through open door and you will see the responses. it is not as seamless as they tell you because your initial offer that you get your response when you plug in your property value people are not getting after you go through your upload of the pictures and the videos that they request they'll come back and ask for additional pictures and videos and if they have a question then you can't provide it will either kill the deal or they'll send somebody to do an inspection in your house that inspection brings your value down dramatically lower. so you may have a value of half a million on your initial response from them and then the finalized value is 400,000 it's not even close. and if you do a search you will see people that have gone through this process that are not happy now some of them were early in the process November December and some are more recent. you're never going to please everybody all the time that's just a fact in anything but when people go out of their way to type a response that's where you need to start paying attention

• 10baggerbamm Haha119 : well if you never bought a house it's important you understand you don't buy it online nobody does you don't buy commercial property you don't buy a residential property it's not like buying a shirt and it's not like buying a car and for people that think one person is going to change the Dynamics and change the process they're appealing to very naive people that have never bought a house because you don't know what the neighbor is like you don't know what the street is like you don't know if there's a smell because you got a landfill a quarter mile away that stinks you don't know if they're sound from airport that is taking off a half mile away and they're flying over your house every 2 minutes. so people go into houses for this reason they want to walk on the floors to see if the floor is pop and Creek which is a sign that the floors themselves are not glued and screwed to the floor joists or when the house was built when they were nailing it nails didn't make it into the floor joist they went out of the side they call them shiners. you want to walk in the house to see if the ceilings are high enough if there's any funny smells you use your senses you want to see when you go into the basement are there any stains on the walls from where the foundation is leaking are there any cracks that you can visibly see is there mold is there moisture a dampness in the air because you got leaks in the house it's not sealed up.

• 10baggerbamm Haha119 : so all of these things are part of the process when you buy a house and people typically go in multiple times different times a day they'll go in on a weekend they'll go in on a weekday they want to see what the traffic on the road is like they want to see if some neighbors Blair and loud music round the clock when they show up because you can't change your neighbors when you buy a house and a lot of times there's some bad things that can happen when you got a shitty neighbor. once you decide you're going to buy a house you have a home inspection done you just don't buy it you're going to have a licensed at home inspector and most of the time you're taking a loan it's going to be required by your lender but you should do it by default even if you're a cash buyer you should have a home inspection done by a reputable qualified company that knows the area because they're going to know the problems that exist for properties in that geographic area so if you're in Florida they got problems with sinkholes in certain areas in Florida so they're going to know to look are you potentially in an area where you're going to have a portion of your house collapse they're going to look for repairs and cracks and foundations they're going to look for termites so different areas have different problems you're going to have a water inspection done because if you go to different areas like up Northeast you've got lead you've got various chemicals that are natural elements that will appear in your groundwater and it's acceptable for a certain amount is considered safe beyond that you either are not going to buy the house or you need to have a very expensive reverse osmosis system put in. so it's a process to do that's why you're not just going to click and buy a house and for those that have never gone through this process you don't understand it because you've never done it and for those that have bought a house you're shaking your head yeah I did these things I did these things and nothing's worse when you're all dead set on buying a house and the home inspection comes back and it's a freaking train wreck because there's so many things that have to get done the lender is going to come back to you and say we're not loaning money unless all of these things are fixed and we have an independent person come into inspect the repairs because they're the ones that potentially own that collateral if you default.
  so when people talk about oh you'll be able to buy a house online look you can go on to Zillow you can go on to homes.com you can go on the realtor they are a hundred times more advanced than Open door in terms of what is available they can click and change the colors of the rooms you can put up different types of furniture in the rooms you can click and buy that furniture and have it shipped to your house it's all done it's all been done everything that open door it's new to them because they're rookies at it the industry is very mature and you have people that are constantly pushing the envelope with services to give buyers more flexibility.
  so it's a lot more than what people think when you buy a house and again if you've never done it you don't get it I typically get the responses that I'm short the stock it is nothing to do with that it has to do with you got a very arrogant CEO who thinks he knows more than everybody else in the industry and he doesn't know shit and it's very apparent to me and it's very apparent to a lot of people

• 10baggerbamm Haha119 : well you are on a standard deviation bell curve at the far extreme you're at the far left or the far right because the 70% of the population isn't buying a house from pictures online I can guarantee you it's not going to happen today it's not happening five years from today it's not going to happen when you can virtually walk into that house with metas glasses because until you're physically there it's not real and there's no way that you can represent in a video in 3D the senses that a human picks up when you're inside of a house or walking around the perimeter of their house it's impossible it will never happen.
  I owned a Nationwide mortgage company we were closing a thousand loans a month I owned a regional title Company I spent a significant percentage of my life doing this I know people I know their emotions going through this process I had hundreds and hundreds of employees throughout the country and I understand what people are looking for and people want communication they want somebody that's going to hold their hand through the process to the extent that they need it to be done and when you automate everything you remove that sense of connection and you may be the person that says oh I like that house I'll buy it that's the 1% on each side of the bell curve that's not the majority of people and it will never be

I would put it up there next to the super bowl and you may think that's crazy but what Jensen has envisioned the partnerships that he is aligned his company with are changing the world and you can't say that about the super bowl. when you watch this you are so proud to be a shareholder of Nvidia you don't give a crap if it's down $5 in a day because the future is limitless with Jensen at the helm
