104507662 : 1. the japanese yen is depreciating compared to the singapore dollar which means that rental income collected from the nursing homes in japan may decrease in value when converted back to singapore dollar which will impact revenue
2. a lot of people are uncertain if the us fed will cut interest rates in december. many expected/ assumed that there will be rate cut next month but after powell's latest annoucement, they are not so sure anymore. without the interest rate drop, the sora rate may not drop as much. as parkway life has some of its loan on floating interest rates, if the sora rates dont drop as much, the reit pays more for its interest, reducing profits. but this point is affecting all reits, not just parkway life.
3. while it is a defensive reit, its dividend yield is one of the lowest in the reit market. compared to other reits like cict or fct which are in retail, they can give a much better dividend yield.
