I-Berhad: i-City’s AI Living Collaboration Adds a New Technology Angle to Its Property Story

I-Berhad is starting to look more interesting again, especially after i-City announced its collaboration with Singapore-based TwinMatrix Technologies to explore AI-enhanced experiential living concepts.

This is not just another normal property development update. The collaboration focuses on selected experiential AI, avatar interaction and spatial intelligence concepts, with the aim of developing an AI companion that can connect people, places and services across the i-City ecosystem. In simple terms, I-Berhad is trying to move i-City beyond the usual “smart city” label and into a more interactive AI-driven urban environment.

The key point here is that i-City is not only looking at automation or isolated smart devices. The direction is more about creating a resident-facing AI interaction experience. This may include avatar-based interaction, spatial navigation and contextual assistance for daily residential needs. If executed well, this could make the i-City ecosystem feel more seamless for residents, visitors, office users, retail customers and hotel guests.

This is quite positive because property developers today cannot rely only on buildings. The future value of mixed-use developments may increasingly depend on connectivity, user experience, digital infrastructure and smart services. I-Berhad already has an integrated asset base at i-City, covering residences, commercial components, leisure attractions, hospitality and retail. By adding an AI companion and digital twin layer, the group is trying to make these assets work together as one connected ecosystem.

The collaboration with TwinMatrix is also interesting because TwinMatrix specialises in spatial intelligence, digital twin environments and immersive interaction systems. Its experience includes complex destinations such as Singapore Changi Airport and Resorts World Sentosa. This gives the collaboration more credibility, because these are environments where navigation, real-time information, visitor flow and operational visibility matter a lot.

For i-City, this technology can potentially link offices, residences, retail, hotels and the LRT3 station serving i-City into a single digital environment. That is an important point. Once the LRT3 connectivity becomes part of the broader ecosystem, i-City’s value proposition becomes stronger because users can move between transit, work, lifestyle and residential spaces more easily.

From a property investment angle, this AI Living initiative can help differentiate I-Berhad from ordinary property counters. Many developers talk about townships, mixed-use projects and lifestyle concepts, but not many are trying to build a full AI-enabled urban precinct. If i-City can position itself as Malaysia’s leading AI-enabled urban destination, it may strengthen the brand value of future launches and investment properties.

This also fits into I-Berhad’s broader i-City growth story. i-City is a 72-acre integrated urban development in Shah Alam and is already known as Malaysia’s digital city. The development includes residential communities, Grade-A offices, international hotels, Central i-City Shopping Centre and leisure attractions such as SnoWalk, City of Digital Lights and SkyCity. That means the foundation is already there. The AI layer is more like the next upgrade to improve experience, efficiency and long-term attractiveness.

Another positive point is I-Berhad’s remaining development pipeline. The group still has around RM5 billion remaining gross development value, supported by its investment properties and future development phases. When a property company has both physical assets and a technology upgrade story, it becomes more interesting because the AI Living concept can potentially support future project positioning and pricing power over time.

From a positive fundamental and thematic angle, this is still a good development. It shows that I-Berhad is not standing still as a traditional property developer. The group is trying to combine property, AI, robotics, digital twin technology, spatial intelligence and transit connectivity into one urban ecosystem. That is a more forward-looking direction compared with simply launching more buildings.

Overall, I-Berhad is worth keeping on the watchlist as an AI urban living and integrated property play. The stock may not move explosively because of one collaboration, but the story is becoming clearer. i-City already has the land, assets, retail, hospitality and residential components. Now the company is layering AI interaction and digital intelligence on top of that ecosystem, this may help lift i-City’s long-term appeal, improve user experience, attract more visitors and tenants, and strengthen the value of future developments.
