Opendoor: A Structural Reset, Not a Sentiment Trade

More and more signs suggest that what’s happening at Opendoor isn’t about sentiment or a short-term bounce — it’s a structural reset.

The leadership team is now fully in place, with a clear shift toward execution, efficiency, and operational discipline. At the same time, the business model itself is changing in meaningful ways.

AI-driven pricing is increasingly guiding acquisition decisions. Home valuation timelines have compressed from hours to minutes, inventory turns are improving, and capital costs are coming down. Together, these changes are pushing Contribution Margin (CM) back toward the ~5% level — where scale economics begin to work.

Q4 results may still reflect pressure from legacy inventory. However, the newer AI-priced cohort is expected to fully flow through revenue in Q1 2026. If CM can sustain around 5%, it materially reshapes the long-term profitability outlook.

This isn’t a bet on housing prices surging. It’s about validating whether Opendoor has repaired the entire buy–hold–sell engine in a sustainable way.

2026 is starting to feel genuinely different.
