$Direxion Daily Real Estate Bull 3X Shares ETF(DRN.US)$ the past week and a half we have witnessed regional Banks stocks having significant appreciation. one would have to scratch their head and ask themselves why would they be going up If the Fed does not anticipate cutting rates If the Fed wants to maintain higher for longer. the whole reason why regional Banks have been butchered stems from the risk of the commercial loans sitting on their books and the fact that they bought treasuries long-term paying 1% and now we're forced to pay depositors four and five percent. so why would the stocks go up?? I would argue that the trillion dollars that the bobbleheads talk about of commercial loans that are sitting on these regional Banks balance sheets that have yet to be marked to Market they're not all office space they're not all vacant and they're all not going to come do it the same time.. what this means is this leverage ETF should be trending much higher much quicker in the near term.. if you look at the holdings within this ETF they are not office space real estate investment trusts that are sitting at 80% occupancy and so that you understand you need about 92-93% to make money on an office building rented 80% means you're losing money. the holdings in this portfolio are completely different than a traditional reit. if you look back 6 weeks ago 7 weeks ago it was over $10 a share and I believe that we're going to see that price return sooner than later even without an indication of a rate cut. this will be from just repositioning portfolio managers buying the underlying companies anticipating 6 months to 12 months in advance of a rate cut because some people are saying it won't be till next year at this point. the underlying accumulation will push this ETF much higher. once there is a clear indication I'll be rate cut I believe you will see in a 12 to 18 month period of time frame 18 to $25..
