Due to subjective factors, the way CPI shelter presents is lagging compared to "Zillow Observed Rent Index (ZORI)", which is a smoothed measure of the typical observed market rate rent across a given region. Hence, the fact that ZORI peaked in Feb 22 may indicate that the rising CPI shelter is near its end.

NO- cpi lags by at least 6 months

short answer is No.
The rent component of CPI is revised every 6 months. Furthermore, OER occupies approximately 75% of the housing component in CPI. i.e. 23% of the total CPI weight.
OER is based on owner response surveys.. typically lagging the case shiller index anywhere from 12 to 18 months. Hence I believe the pivot would only come around mid or 3Q23.

The Zillow Observed Rent Index (ZORI) measures changes in asking rents over time, controlling for changes in the quality of the available rental stock in ways that other measures of rental prices cannot.
